NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated January 21, 2021 and the December 31, 2021 Order Granting Plaintiff's Ex-Parte Motion to Reschedule Sale Date, and entered in Case No. 2019-CA-003239-0001-XX of the Circuit Court of the 20th Judicial Circuit in and for Collier County, Florida wherein AVAIL HOLDING LLC is the Plaintiff and ROY JEFFREY, NIKKITA JEFFREY AND ALL HIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHER PERSONS CLAIMING AN INTEREST IN THE SUBJECT MATTER PROPERTY WHICH IS THE SUBJECT MATTER OF THIS ACTION BY AND THROUGH UNDER OR AGAINST THE NAMED DEFENDANTS HEREIN; JOHN DOE AND JANE DOE; UNKNOWN PARTIES IN POSSESSION, IF ANY, are Defendants. CRYSTAL K. KINZEL, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash ON THE THIRD FLOOR LOBBY OF THE COURTHOUSE ANNEX, at 3315 TAMIAMI TRAIL EAST, NAPLES, in COLLIER County, FLORIDA 34112 at 11:00 a.m. on FEBRUARY 10, 2022 the following described property set forth in said Final Judgment, to wit:
The West 180 feet of Tract 39, GOLDEN GATE ESTATES UNIT NO. 47, according to the map or plat thereof as recorded in Plat Book 7, Page 32, of the Public Records of Collier County, Florida.
BEING the same property conveyed by Deed to Roy Jeffrey, a married man from American Dream Builders, Inc. recorded 2/12/04 in Official Records Book 3500, Page 1906 of the Public Records of Collier County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
