NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 2, 2021, and entered in Case No. 11-2021-CA-000694-001-XX of the Circuit Court of the TWENTIETH Judicial Circuit in and for COLLIER COUNTY, Florida, wherein REGIONS BANK, is Plaintiff and EYES OF THE EVERGLADES, LLC, A FLORIDA LIMITED LIABILITY COMPANY is the Defendant. The Clerk will sell to the highest and best bidder for cash at a public sale, on Thursday, February 10, 2022 at 11 a.m. in the lobby on the first floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112, after given notice as required by section 45.031 of Florida Statutes, the described property as set forth in said Final Judgment, to wit:
The land referred to herein below is situated in the County of Collier, State of Florida, and described as follows:
A portion of Lot 3, Tract “S”, TOWN OF EVERGLADES according to the plat thereof recorded in Plat Book 1, Pages 87 to 95, inclusive, Public Records of Collier County, Florida, more particularly described as follows: Commencing at a brass cap concrete monument, the SE corner of the NE 1/4 of the NW 1/4 of Section 23, Township 53 South, Range 29 East on the East boundary of the City of Everglades, Collier County, Florida; run S 89°59'30” W, for 86.71 feet to a 1 1/4 inch pipe on the East line of the Everglades Canal, continue S 89°59'30” W, for 100.26 feet to a drill hole in, a concrete seawall, continue S 89°59'30” W, for 360.39 feet to a concrete monument on the Easterly boundary of Copeland Blvd (Road 29), thence S 00°17'55” W, for 180.60 to an I.P., thence N 89°59'32” E, for 50 feet to an I.P. and THE POINT OF BEGINNING; continue N 89°59'32” E for 311.09 feet to an iron pipe on the Westerly bank of the Everglades Canal, thence S 00°04'25” West along said bank for 96.63 feet to an iron pipe, thence S 89°56'38” West, for 308.88 feet to an iron pipe on the Easterly right of way of Road 29, thence N 01°14'07” West, on the chord line of a curve having a delta angle of 15°20'20” a radius of 1810.08 feet, a tangent of 243.75 feet, for 96.91 feet to an iron pipe and THE POINT OF BEGINNING.
TOGETHER WITH that portion of vacated State Road 29, a/k/a Copeland Avenue South, being more particularly described in Resolution No. 2012-195 recorded in Official Records Book 4852, Page 2924, of the Public Records of Collier County, Florida.
More commonly known as 905 Copeland Avenue, Everglades City, FL 34139.
Any person claiming interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
