NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated May 17, 2022 and entered in Case No. 2019-CA-000516 of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWALT, INC., ALTERNATIVE LOAN TRUST 2005-75CB, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-75CB, is the Plaintiff and XAVIER ENRIQUE RODRIGUEZ A/K/A XAVIER E. RODRIGUEZ; NATIONAL CITY BANK; ASSET ACCEPTANCE, LLC; and UNKNOWN TENANT #1, are Defendant(s), I, Crystal K Kinzel, Collier County Clerk of Courts will sell to the highest and best bidder for cash at Naples 1st Floor Atrium, 3315 Tamiami Trail East, Suite 102, Naples, FL 34112 on July 21, 2022 at 11:00 a.m. on the following described property set forth in said Final Judgment, to wit:
The West 180 feet of Tract 109, GOLDEN GATE ESTATES UNIT NO. 76, according to the plat thereof as recorded in Plat Book 5 at page 13 of The Public Records of Collier County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
