NOTICE IS HEREBY GIVEN that under and by virtue of the Final Summary Judgment of Foreclosure entered June 9, 2022, in Civil Case No. 2021-CA-004039, of the Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein Stone Mortgage Holdings, LLC, is Plaintiff, and 34TH STREET CROSSING SHOPPING CENTER, LLC, a Florida limited liability company, is Defendant, Ken Burke, Clerk of the Court, will offer for sale and sell at public sale to the highest and best bidder for cash at an online sale at www.pinellas.realforeclose.com, commencing at 10:00 A.M., on July 6, 2022, the following property situated in Pinellas County, Florida, described as:
Commence at the Northeasterly corner of said Lot 1; thence South 89°49'34” West, along the Northerly line of said Lot 1, for 276.10 feet to the Point of Beginning; thence continue South 89°49'34” West, along said Northerly line, for 141.98 feet to a point of curve, thence along the arc of said curve concave Southeasterly, having for its elements a radius of 20.00 feet, a central angle of 89°45'29”, an arc length of 31 .33 feet and a chord bearing and distance of South 44°56'50” West, for 28.22 feet to a point of tangency said point also being on the Westerly line of said Lot 1; thence South 00°04'05” West, along said Westerly line, for 114.00 feet; thence North 89°49'34” East, along a line 134.00 feet Southerly of and parallel to the Northerly line of said Lot 1, for 162.11 feet to a point of curve; thence along the arc of said curve concave Northwesterly, having for its elements a radius of 25.00 feet, a central angle of 89°45'29”, an arc length of 39.16 feet and a chord bearing and distance of North 44°56'50” East for 35.28 feet to a point of tangency; thence North 00°04'05” East, along a line being 187.00 feet Easterly of and parallel to the Westerly line of said Lot 1, for 84.00 feet to a point of curve; thence along the arc of said curve concave Southwesterly, having for its element a radius of 25.00 feet, a central angle of 90°14'31”, an arc length of 39.38 feet and a chord bearing and distance of North 45°03'11” West for 35.43 feet to the Point of Beginning.
TOGETHER WITH the rights and easements contained in the Declaration of Restrictive Covenants dated November 16, 1990, recorded November 16, 1990 in Official Record Book 7427, Page 2297, as amended by the Amended and Restated Declaration of Restrictive Covenants dated June 26,1991, recorded September 10, 1991 in Official Record Book 7674, Page 1806, of the Public Records of Pinellas County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
