NOTICE IS HEREBY GIVEN pursuant to the Final Judgment and/or Order Rescheduling Foreclosure Sale, entered in Case No. 2017CA003797AX of the Circuit Court of the TWELFTH Judicial Circuit, in and for Manatee County, Florida, wherein WELLS FARGO BANK, N.A., as Trustee for the POOLING AND SERVICING AGREEMENT Dated as of November 1, 2004 Park Place Securities, Inc. Asset-Backed Pass-Through Certificates Series 2004-WHQ2 is the Plaintiff and Jamie Lee Furst f/k/a Jamie Lee Kutz; Leonard A. Furst III a/k/a Leonard A. Furst a/k/a Leonard Agustine Furst III; Argent Mortgage Company, LLC; Crescent Lakes Owners Association Inc. are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash at, www.manatee.realforeclose.com, beginning at 11:00 AM on the 10th day of August, 2022, the following described property as set forth in said Final Judgment, to wit:
LOT 4, BLOCK D, CRESCENT LAKES SUBDIVISION PHASE TWO, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 23, PAGES 14 AND 15, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA. LESS AND EXCEPT THE FOLLOWING DESCRIBED PARCEL:
BEGIN AT THE SOUTHEAST CORNER OF SAID LOT 4; THENCE NORTH 89° 42' 28” WEST, A DISTANCE OF 70.00 FEET TO THE SOUTHWEST CORNER OF SAID LOT 4; THENCE NORTH 00° 17' 32” EAST, ALONG THE WEST LINE OF SAID LOT 4, A DISTANCE OF 8.15 FEET; THENCE SOUTH 89° 44'08” EAST, A DISTANCE OF 70.00 FEET TO THE EAST LINE OF SAID LOT 4; THENCE SOUTH 00° 17' 32” WEST, A DISTANCE OF 8.19 FEET TO THE POINT OF BEGINNING; LYING AND BEING IN SECTION 29, TOWNSHIP 35 SOUTH, RANGE 18 EAST, MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
