EXCEPTING THEREFROM: BEGINNING AT A POINT OF INTERSECTION OF THE NORTHWESTERLY LINE OF CORTEZ BOULEVARD AND THE LINE DIVIDING LOTS 15 AND 16, THENCE RUN NORTHEASTERLY ALONG SAID BOULEVARD, 21.74 FEET, THENCE NORTHWESTERLY TO POINT ON AN EASTERLY PROLONGATION OF THE NORTHERLY LINE OF SAID LOT 16, WHICH POINT IS 25.25 FEET FROM THE NORTHEASTERLY CORNER OF LOT 16, THENCE SOUTHWESTERLY 25.25 FEET TO THE NORTHEASTERLY CORNER OF SAID LOT 16, THENCE SOUTHEASTERLY ALONG THE NORTHEASTERLY LINE OF SAID LOT 16 TO THE POINT OF BEGINNING.
