NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered September 19, 2022 in Civil Case No. 51-2022-CA-000608 ES of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Dade City, Florida, wherein PENNYMAC LOAN SERVICES, LLC is Plaintiff and GARETH ROBERT SHERIDAN, A MINOR, et al., are Defendants, the Clerk of Court, NIKKI ALVAREZ-SOWLES, ESQ., will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 11th day of May, 2023 at 11:00 AM on the following described
property as set forth in said Summary Final Judgment, to-wit:
TRACT 72, LESS AND EXCEPT THE EAST 25.00 FEET THEREOF AND LESS AND EXCEPT THE WEST 25.00 FEET OF THE EAST 50.00 FEET OF THE NORTH 50.00 FEET THEREOF, IN ZEPHYRHILLS COLONY COMPANY LANDS AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 55, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA AND LYING IN SECTION 32, TOWNSHIP 25 SOUTH, RANGE 21 EAST, PASCO COUNTY, FLORIDA. TOGETHER WITH THE RIGHT OF USE FOR INGRESS-EGRESS AND UTILITIES OVER THOSE CERTAIN LANDS AS DESCRIBED IN OFFICIAL RECORDS BOOK 3418, PAGE 571 THROUGH 573, INCLUSIVE, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
