NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated April 3, 2023, and entered in Case No.22-CA-2113 of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida, wherein MAPLE RIDGE AT AVE MARIA HOMEOWNERS ASSOCIATION, INC. is Plaintiff, and KARIN A. PROCOPIO-COTTON and KENT J. NEGRETE are Defendants, Crystal K. Kinzel, Collier County Clerk of Court, will sell to the highest and best bidder for cash at Collier County Courthouse, 3315 Tamiami Trail East (3rd Floor, Lobby), the Clerk's street address for auctions, at 11:00 AM, on the 18th day of May, 2023 the following described property as set forth in said Final Judgment, to wit
Lot 52, Maple Ridge at Ave Maria, Phase 3, a subdivision according to the plat thereof recorded in Plat Book 56, Page 41 through 49, of the Public Records of Collier County, Florida.

A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
