NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment of Foreclosure entered on the 2nd day of August, 2023, in that certain cause pending in the County Court in and for Collier County, Florida, wherein TAMIAMI PROFESSIONAL CENTER PROPERTY OWNERS ASSOCIATION, INC., is the Plaintiff and 2626 MANAGEMENT, LLC, is the Defendant, Civil Action Case No. 2023-CC-000303, Crystal K. Kinzel, Clerk of the aforesaid Court, will at 11:00 a.m. on August 31, 2023, offer for sale and sell to the highest bidder for cash on the 3rd floor lobby of the Courthouse Annex, 3315 Tamiami Trail East, Naples, Florida 34112, the following described property, situate and being in Collier County, Florida, to wit:
Lot 3 of Tamiami Professional Center, according to the Plat thereof recorded in Plat Book 31 at Page 71 and 72 of the Public Records of Collier County, Florida.
Together with access easement and other rights contained in Declaration of Covenants, Conditions, Restrictions and Easement for Tamiami Professional Center Commercial Parcel filed March 24, 1999, in Official Records Book 2527, Page 88 of the Public Records of Collier County, Florida, as modified in the Amended and Restated Declaration of Covenants, Conditions, Restrictions and Easements for Tamiami Professional Center Commercial Parcel, dated April 16, 1999, and recorded in Official Records Book 2536, Page 3352 of said records.
Together with sign easement rights as set forth on that certain Signage Easement recorded in Official Records Book 2672, Page 2568 of the Public Records of Collier County, Florida.
Said sale will be made pursuant to and in order to satisfy the terms of said Final Judgment of Foreclosure. Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim in accordance with Florida Statutes, Section 45.031.
