NOTICE OF SALE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Mortgage Foreclosure dated June 26, 2023, and entered in Case No. 2023CA000440AX of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein CNP XX VENTURES LLC is Plaintiff and 5700 24ST E REALTY, LLC, COTTAGES OF BRADENTON HOME ALF, LLC; TERRENCE DANCYKIER and GORDON FOOD SERVICE, INC. are the Defendants, the Office of Angelina "Angel" Colonneso, Clerk of the Circuit Court and Comptroller for Manatee County will sell to the highest bidder for cash via online auction at www.manatee.realforeclose.com in accordance with chapter 45 Florida Statutes at 11:00 A.M. on the 5th day of September, 2023, the following described property as set forth in said Uniform Final Judgment of Mortgage Foreclosure to wit:
A part of Blocks 3 and 4 of ONECO PARK, and platted streets, as per map or plat thereof, as recorded in Plat Book 1, Page 217 and lying within Section 18, Township 35 South, Range 18 East, of the Public Records of Manatee County, Florida, being more particularly described as follows: From the Northeast corner of the Southeast 1/4 of Section 18, Township 35 South, Range 18 East, run North 89°24'14" West, along the North line of the said Southeast 1/4, a distance of 1049.69 feet to the Point of Beginning; thence South 00°35'46" West, a distance of 320.00 feet; thence North 89°24'14" West, a distance of 1001.25 feet; thence North 00°35'46" East, a distance of 320.00 feet to the said North line of the Southeast 1/4; thence South 89°24'14" East, along said North line, a distance of 1001.25 feet to the Point of Beginning. Lying and being in Section 18, Township 35 South, Range 18 East, Manatee County, Florida, LESS that portion thereof lying within the right of way of platted road lying North of Blocks 3 and 4 (57th Avenue East), ONECO PARK, as per plat thereof recorded in Plat Book 1, Page 217, of the Public Records of Manatee County, Florida. Less the following described parcel deeded to Manatee County in Official Records Book 1233, Page 313, of the Public Records of Manatee County, Florida, to-wit: The North 33 feet of the following described property: From the N.E. corner of the S.E. 1/4 of Section 18, Township 35 South, Range 18 East, run N.89°24'14"W., along the North line of said S.E. 1/4, a distance of 1049.69 feet to the Point of Beginning; thence 5.00°35'46"W., a distance of 320.00 feet; thence N.89°24'14"W., a distance of 1001.25 feet; thence N.00°35'46"E., a distance of 320.00 feet to the North line of the S.E. 1/4; thence S.89°24'14"E., along said North line, a distance of 1001.25 feet to the Point of Beginning, lying and being in Section 18, Township 35 South, Range 18 East, Manatee County, Florida.
