NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated August 4, 2024, and entered in Case No. 522021CA000703XXCICI of the Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein CNP XVIII VENTURES LLC is Plaintiff and QAMM PROPERTIES, INC., VINCENT ADDONISIO, MARCO MARLOCCA CUNI, VILLA BELLINI RISTORANTE & LOUNGE, INC., CIRO MANCINI, on behalf of himself and all other shareholders of QAMM Properties Inc., and HSMICLW, LLC, dba Harold Seltzer's Steakhouse are the Defendants, the Office of Ken Burke, Clerk of the Circuit Court and Comptroller for Pinellas County will sell to the highest bidder for cash via online auction at www.pinellas.realforeclose.com in accordance with chapter 45 Florida Statutes at 10:00 A.M. on the 20th day of September, 2023, the following described property as set forth in said Final Judgment of Foreclosure to wit:
Parcel A:
That part of the Southeast Quarter (SE 1/4) of the Northeast Quarter (NE 1/4) of Section Seventeen (17), Township Twenty-nine (29) South, Range Sixteen (16) East, described as follows: Beginning in the North boundary of South Fifty (50) feet of said NE 1/4, which boundary is also the North boundary of the public thoroughfare known as Gulf—to-Bay Boulevard, at a point Nine Hundred Thirty (930') feet West along said boundary, from the East line of said Section 17, this point also known as the Southeast corner of Block “D” according to a plat of Treasure Shore No. 1, recorded in Plat Book 15, page 94, of the public records of Pinellas County, Florida. From the point of beginning thus established, run thence North along the East boundary of Block “D” as shown on said plat, One Hundred Eighty (180') feet; thence West at right angles, One Hundred Thirty-Six (136') feet; thence South at right angles One Hundred Eighty (180') feet to Gulf—to-Bay Boulevard and thence East along the North boundary of said Boulevard One Hundred Thirty-Six (136') feet to the point of beginning. The plot of land thus described having been formerly known as Lots One (1), Two (2) and Fifteen (15) in Block “D” of Treasure Shore No. 1, according to the plat above mentioned.
LESS AND EXCEPT that certain land recited in the Stipulated Final Judgment recorded in Official Records Book 8883, page 2039, and the Order Amending Final Judgment recorded in Official Records Book 9475, page 1550, of the Public Records of Pinellas County, Florida.

A Parcel of land in the SE 1/4 of the NE 1/4 of Section 17, Township 29 South, Range 16 East, Pinellas County, Florida, further described as follows:
Begin from the E 1/4 corner of the said Section 17-29-16, also the point of intersection of the right-of—way centerline for Gulf-to—Bay Boulevard and Bayview Avenue, and run thence along the said R/W centerline for Gulf-to-Bay Boulevard, also the E-W centerline of the said Section, S. 89 degrees 46' 01.4” W., 930.10' to the point of intersection with a line parallel to and 930' from the East line of the said Section; thence along the said line, N. 00 degrees 37' 02.6” E., 50.01' to a point along the Northerly R/W line of the said Gulf—to-Bay Boulevard for a P.O.B. #1; thence continue along the said line, N. 00 degrees 37' 02.6” E., 230.03'; thence N. 89 degrees 46' 01.4” E. 90.01'; thence S. 00 degrees 37' 02.6” W., 230.03' to the Northerly R/W line of the said Gulf—to-Bay Boulevard; thence along the said R/W line, S. 89 degrees 46' 01.4” W., 90.01' to the P.0.B. #1.
LESS AND EXCEPT that certain land conveyed to the City of Clearwater, Florida, recorded in Official Records Book 5250, page 213, of the Public Records of Pinellas County, Florida;
LESS AND EXCEPT that certain land recited in the Stipulated Final Judgment recorded 'in Official Records Book 8883, page 2039, and the Order Amending Final Judgment recorded in Official Records Book 9475, page 1550, of the Public Records of Pinellas County, Florida.

A Parcel of land in the SE 1/4 of the NE 1/4 of Section 17, Township 29 South, Range 16 East, Pinellas County, Florida, further described as follows:
Begin from the E 1/4 corner of the said Section 17-29-16, also the point of intersection of the right-of—way centerline for Gulf-to—Bay Boulevard and Bayview Avenue, and run thence along the said R/W centerline for Gulf—to-Bay Boulevard, also the E-W centerline of the said Section, S. 89 degrees 46' 01.4” W., 930.10' to the point of intersection with a line parallel to and 930' from the East line of the said Section; thence along the said line, N. 00 degrees 37' 02.6” E., 50.01' to a point along the Northerly R/W line of the said Gulf-to-Bay Boulevard; thence along the said line, N. 00 degrees 37' 02.6” E., 230.03' for a P.0.B. #2; thence continue along the said line, N. 00 degrees 37' 02.6” E., 261.91'; thence S. 89 degrees 57' 25.5” E., 82.00'; thence S. 00 degrees 37' 02.6” W., 211.51'; thence N. 89 degrees 46' 01.4” E., 8.00'; thence S. 00 degrees 37' 02.6” W. 50.01'; thence S. 89 degrees 46' 01.4” W., 90.01' to the P.O.B. #2.
Property Address: 2930 Gulf to Bay Boulevard, Clearwater, Florida 33759, together with all fixtures located therein and thereon (except as otherwise provided for in the Final Judgment of Foreclosure).
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
