NOTICE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Foreclosure dated June 1, 2023 (the “Judgment”) and the Order on Motion to Amend Amounts Due and Owing and Reset Foreclosure Sale Date dated August 21, 2023, entered in Civil Case No. 2023 CA 000273 NC, Circuit Court in and for Sarasota, County, Florida, wherein Tania Leevers, is Plaintiff, and Patsy Wallace, is a Defendant, and Any and All Unknown Tenants or Parties in Possession; and Any and All Unknown Parties Claiming Interests by, through, under or against a Named Defendant to this action, or having or claiming to have any right title, or interest in the property described herein, are defaulted Defendants, that on September 11, 2023, the clerk will sell to the highest and best bidder for cash in or at the Clerk's website for on-line auctions www.sarasota.realforeclose.com at 9:00 a.m. the following described property as set forth in the Uniform Final Judgment of Mortgage Foreclosure, to wit:
A portion of Tract of Parcel E as shown on the Plat of PALM GROVE according to the plat thereof, recorded in Plat Book 2, Page 38, of the Public Records of Sarasota County, Florida.
Commence at a lightwood stake at the intersection of the West line of the Southwest ¼ of the Northeast ¼ of Section 36, Township 40 South, Range 19 East, and the Southerly line of the Mitchell property as shown on the Plat of Palm Grove, as per plat thereof recorded in Plat Book 2, Page 38, of the Public Records of Sarasota County, Florida; thence run South on the ¼ Section line 259.1 feet to a lightwood post on the shore of Lemon Bay; thence South 55º00' East, 75 feet along the shore of Lemon Bay to a lightwood post; thence North 38º23' East along the boat basin 80 feet to a lightwood post; thence 75 feet to an iron pipe; thence in a Westerly direction along the South line of the aforesaid Mitchell property, 55 feet to a point; thence in a Southerly direction to the Point of Beginning.
A portion of Palm Grove Avenue Right-of-Way as shown on PALM GROVE according to the plat thereof, recorded in Plat Book 2, Page 38, of the Public Records of Sarasota County, Florida, said portion being described as follows:
Commence at the Southwest corner of Palm Grove Avenue and South Mango Street (Elmira Street per plat); thence run North 89º27'00” West along the Southerly right-of-way of Palm Grove Avenue for a distance of 319.98 feet; thence continue along said Southerly right-of-way run North 84º53'14” West for a distance of 102.12 feet to a point that is 1.0 feet Easterly of the outside wall of the one story residence number 360 and the Point of Beginning; thence leaving said right-of-way line run parallel with and 1.0 foot distance from said outside wall for the next three (3) calls: North 00º01'23” West for a distance of 8.65 feet; South 89º58'37” West for a distance of 35.92 feet and South 00º01'23” East for a distance of 5.42 feet back to said right-of-way line; thence run South 84º53'14” East along said right-of-way line for a distance of 36.07 feet to the Point of Beginning.
