NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered November 14, 2023 in Civil Case No. 2022CA002368CAAXES of the Circuit Court of the SIXTH JUDICIAL CIRCUIT in and for Pasco County, Dade City, Florida, wherein JPMORGAN CHASE BANK, NATIONAL ASSOCIATION is Plaintiff and Kaitlin Nicole Carl, et al., are Defendants, the Clerk of Court, NIKKI ALVAREZ-SOWLES, ESQ., will sell to the highest and best bidder for cash electronically at www.pasco.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 16th day of January, 2024 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Commence at the Northeast corner of Tract 4, Section 35, Township 25 South, Range 21 East, ZEPHYRHILLS COLONY COMPANY LANDS, as per map or plat thereof as recorded in Plat book 2, Page 6, Public Records of Pasco County, Florida, thence run West 246.75 feet for a Point of Beginning; thence run South 208.75 feet, thence run West 122.75 feet; thence run North 208.75 feet, thence East 122.75 feet to the Point of Beginning. LESS that portion included in State Road Right of way
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
