NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated December 22, 2022, and entered in Case No. 29-2021-CA-007487 of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida in which Bank of New York Mellon Trust Company, N.A. as Trustee for Mortgage Assets Management Series I Trust, is the Plaintiff and Parkland Estates HOA, Inc, Parkland Estates Civic Club, Inc., The Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, or other Claimants claiming by, through, under, or against, Anna Lou Van Pelt a/k/a Anna Van Pelt, deceased, Charlotte Anne Van Pelt, James P. Van Pelt, Edward Andrew Van Pelt, Jon D. Van Pelt, Cindy Louise Quayle, The Unknown Beneficiaries of the Anna Lou Van Pelt Trust, Dated 6/25/2002, The Unknown Successor Trustee of the Anna Lou Van Pelt Trust,

BEGINNING AT THE NORTHEAST CORNER OF SAID LOT 1, RUN THENCE SOUTH 00 DEGREES 27 MINUTES 30 SECONDS WEST ALONG THE EASTERLY BOUNDARY OF SAID LOT 1, A DISTANCE OF 15.40 FEET; THENCE NORTH 56 DEGREES 46 MINUTES 34 SECONDS WEST 28.56 FEET TO A POINT ON THE NORTHERLY BOUNDARY OF SAID LOT 1; THENCE SOUTH 89 DEGREES 24 MINUTES 00 SECONDS EAST ALONG SAID NORTHERLY BOUNDARY 24.02 FEET TO THE POINT OF BEGINNING.
