NOTICE IS HEREBY GIVEN pursuant to Uniform Final Judgment of Mortgage Foreclosure entered on the 15th day of November 2022, in Case No. 2019CA000714, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC. ALTERNATIVE LOAN TRUST 2005-14, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-14, is the Plaintiff and BRADFORD A. CAIRNIE; UNKNOWN SPOUSE OF BRADFORD A. CAIRNIE; UNKNOWN TENANT #1 AND UNKNOWN TENANT #2, are the Defendants. Angelina Colonneso Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com, the Clerk's website for on-line auctions at, 11:00 AM on the 15th day of March 2023, the following described property as set forth in said Final Judgment, to wit:
THE EAST 1/2 OF TRACT 18, WATERBURY GRAPEFRUIT TRACTS, IN SECTION 4, TOWNSHIP 35 SOUTH, RANGE 20 EAST, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 37 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, TOGETHER WITH A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS ACROSS THE SOUTHERNMOST 20 FEET OF TRACTS 46 AND 51 AND THE EASTERNMOST 20 FEET OF TRACT 19, WATERBURY GRAPEFRUIT TRACTS AND RESERVING TO MYRNA A. JORDAN, HER HEIRS AND ASSIGNS, A NON-EXCLUSIVE EASEMENT FOR INGRESS AND EGRESS OVER THE EAST 15 FEET OF TRACT 18.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
