NOTICE IS HEREBY GIVEN pursuant to the Final Judgment and/or Order Rescheduling Foreclosure Sale, entered in Case No. 2019CA001306000000 of the Circuit Court of the TENTH Judicial Circuit, in and for Polk County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE OF STANWICH MORTGAGE LOAN TRUST I is the Plaintiff and Philip E. Coleman a/k/a Phillip Coleman are the Defendants, that Stacy M. Butterfield, Polk County Clerk of Court will sell to the highest and best bidder for cash at, www.polk.realforeclose.com, beginning at 10:00 AM on the 2nd day of June, 2023, the following described property as set forth in said Final Judgment, to wit:
LOT 47, OF SHADOW WOOD, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 65, PAGE(S) 49, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
LESS: BEGIN AT THE NORTHEAST CORNER OF SAID LOT 47; THENCE SOUTH 00°09'15” EAST, ALONG THE EAST LINE OF SAID LOT 47, A DISTANCE OF 15.00 FEET; THENCE NORTH 43°25'29” WEST, A DISTANCE OF 21.84 FEET TO A POINT ON THE NORTH LINE OF SAID LOT 47, AND TO THE BEGINNING OF A CURVE, CONCAVE NORTHERLY, HAVING A RADIUS OF 3869.72 FEET AND A CENTRAL ANGLE OF 00°13'19”, THENCE EASTERLY ALONG SAID NORTH LINE THE ARC OF SAID CURVE TO THE LEFT, A DISTANCE OF 15.00 FEET, SAID ARC SUBTENDED BY A CHORD WHICH BEARS SOUTH 86°41'51” EAST TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
