NOTICE OF SALE IS HEREBY GIVEN pursuant to the Agreed Order on Defendants' Motion to Cancel and/or Reschedule the December 20, 2022, Foreclosure Sale entered on December 16, 2022, and the Summary Final Judgment of Foreclosure entered on January 7, 2022, in Case No. 2020-CA-000173 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein Freedom Mortgage Corporation is Plaintiff, and Debra Viguie, Scott Viguie and Champion's Reserve Owners Association, Inc., are Defendants, the Office of Stacy M. Butterfield, CPA, Polk County Clerk of the Court, will sell to the highest and best bidder for cash wherein bidding begins at 10:00 a.m. Eastern Time on www.polk.realforeclose.com,on the 30th day of January, 2023, in accordance with Section 45.031(10), Florida Statutes, and pursuant to Administrative Order No 3-15.16, the following described property as set forth in said Final Judgment, to wit:
LOT 162 AS SHOWN ON THE PLAT ENTITLED “CHAMPION'S RESERVE PHASE 2A” AND RECORDED IN THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA, IN PLAT BOOK 166, PAGES 39 & 40.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within sixty (60) days after the sale.
