NOTICE IS HEREBY GIVEN pursuant to the Final Summary Judgment of Foreclosure dated January 3, 2023, and entered in Civil Case No. 2022CA001911000000 (15) of the Circuit Court of the 10th Judicial Circuit in and for Polk County, Florida, wherein AVAIL 1 LLC, a Delaware limited liability company is the Plaintiff and THE HEIRS OF KATHERINE S. MILLER, HEIR: DONNA VAN NOTE A/K/A DONNA-KAY VAN NOTE, HEIR: BRADFORD MILLER, AND HEIR: TONI LYNN KITCHENS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ALL OTHER PERSONS CLAIMING BY, THROUGH OR UNDER ANY OF THE NAMED DEFENDANT AND ANY OTHER PERSONS CLAIMING AN INTEREST IN THE REAL PROPERTY WHICH IS THE SUBJECT MATTER OF THIS ACTION BY AND THROUGH OR UNDER OR AGAINST THE NAMED DEFENDANTS HEREIN, are the Defendants, the Clerk of the Court, will sell to the highest and best bidder for cash, by electronic sale at www.Polk.realforeclose.com, at 10:00 A.M. on FEBRUARY 7, 2023, the following described property as set forth in the Final Judgment:
