NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated 07/03/2023, and entered in Case No. 2022-CA-001075 of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida wherein WILMINGTON SAVINGS FUND SOCIETY, FSB AS TRUSTEE OF WV 2017-1 GRANTOR TRUST, is the Plaintiff and THE UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER, OR AGAINST AUDREY I. APPLEGATE, DECEASED; MERRI MURPHY; BERKSHIRE VILLAGE HOMEOWNERS ASSOCIATION, INC.; COLLIER COUNTY, A POLITICAL SUBDIVISION OF THE STATE OF FLORIDA; GLENN DAVIS A/K/A GLENN CLIFFORD DAVIS; ROBERT WILLIAM COOPER, JR.; G.L.C., A MINOR CHILD UNDER THE CARE OF HER NATURAL AND LEGAL GUARDIAN TAMARA REEVES; SUMMER HIOTT; MICHELLE DAVIS; BRITTANY DAVIS; L.A., A MINOR IN THE CUSTODY AND CARE OF BENNETT WAYNE ALTMAN AND VIRGINIA ALTMAN; B.A., A MINOR IN THE CUSTODY AND CARE OF BENNETT WAYNE ALTMAN AND VIRGINIA ALTMAN; P.A., A MINOR IN THE CUSTODY AND CARE OF BENNETT WAYNE ALTMAN AND VIRGINIA ALTMAN, are Defendant(s), Crystal K. Kinzel, Clerk of Court, will sell to the highest and best bidder for cash at 1st Floor Atrium, 3315 Tamiami Trail East, Suite 102, Naples, FL 34112 at 11:00 a.m. on August 10, 2023 the following described property set forth in said Final Judgment, to wit:
LOT 11, BLOCK A, BERKSHIRE VILLAGE, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 14, AS PAGES 48 AND 49, OF PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.
Commonly known as: 1340 Monarch Circle, Naples, FL 34116
Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
