NOTICE IS HEREBY GIVEN that, pursuant to the “Partial Final Judgment of Foreclosure” (the “Judgment”) entered in the above-styled action in the Thirteenth Judicial Circuit Court, in and for Hillsborough County, Florida, the Hillsborough County Clerk of Courts, Cindy Stuart, will sell real property situated in Hillsborough County, Florida, described below to the highest bidder, for cash, to be held online at www.hillsborough.realforeclose.com, in accordance with Chapter 45 Florida Statutes on October 13, 2023 at 10:00 a.m.:
Lots 1 and 2, Sparkman's Subdivision, according to the map or plat thereof, as the same is recorded in Plat Book 1, Page 51, of the Public Records of Hillsborough County, Florida, but excluding Units 102, 104, and 205 according to the Declaration of Condominium for Green Wall 2015, a Condominium, as Instrument # 2020165116 in the Public Records of Hillsborough County, Florida.
AND
(A) All improvements and structures now or hereafter erected on the Subject Property (including all replacements and additions);
(B) All easements, rights of way, rights (including air, mineral, riparian, and development rights),franchises, tenements, appurtenances, leases, licenses, powers, and privileges in any away now or hereafter belonging, relating, or pertaining to the Subject Property or the buildings and improvements now or hereafter erected thereupon;
(C) All agreements, contracts, certificates, permits, licenses, plans, specifications, and other documents related to the development, construction, renovation, or operation of the Subject Property or the building and improvements now or hereafter erected thereupon;
(D) All furniture, fixtures, equipment, supplies, and materials now or hereafter located on or attached to the Subject Property (including, but not limited to, construction materials, tools, furnishings, machinery, ranges, refrigerators, dishwashers, heating and air conditioning units, washing machines, dryers, maintenance equipment, awnings, shades, blinds, and carpeting), all of which, including replacements and additions thereto.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim no later than the date that the Hillsborough County Clerk reports the funds as unclaimed.
