NOTICE IS HEREBY GIVEN that the undersigned counsel, pursuant to the Final Judgment of Mortgage Foreclosure in entered on May 3, 2023, in Case No.: 2022-CA-003824-NC Div. C, of the Twelfth Judicial Circuit Court in and for Sarasota County, Florida, will sell in a public sale to the highest and best bidder for cash, except as set out hereinafter, at www.sarasota.reaforeclose.com beginning at 9:00 a.m. Eastern Time on the 11th day of July, 2023, the following described real and personal property set forth in said Final Judgment of Mortgage Foreclosure:
Unit 1E of Crescent Royale, Unit 3, a Condominium according to the Declaration of Condominium thereof recorded in Official Records Book 960, Page 1575 and as per plat thereof recorded in Condominium Book 5, Pages 30, 30A and 30B, of the Public Records of Sarasota County, Florida, and all amendments thereto, together with its undivided share in the common elements.

together with all improvements, tenements, hereditaments and appurtenances pertaining thereto.
The property aforesaid, together with all improvements, buildings, fixtures, tenements, hereditaments and appurtenances thereto belonging, or in anywise appertaining, is being sold to satisfy said Judgment.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
