NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure filed on 15 day of JUNE, 2023, and entered in Case No. 23-CA-001078, of the Circuit Court of the 20TH Judicial Circuit in and for LEE County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION AS TRUSTEE FOR THE GSR MORTGAGE LOAN TRUST 2007-1F, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-1F is the Plaintiff and CANDICE RILEY A/K/A CANDACE RILEY JPMORGAN CHASE BANK, N.A. UNKNOWN SPOUSE OF CANDICE RILEY A/K/A CANDACE RILEY N/K/A CANDACE RILEY; and UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. KEVIN C. FROM SAID POINT OF BEGINNING, RUN N 00 DEGREES 17' 19” W FOR 330.26 FEET; THENCE RUN EAST FOR 338.78 FEET; THENCE RUN S 00 DEGREES 17' 19” E FOR 360.21 FEET QUARTER - QUARTER SECTION LINE OF SAID SECTION 9; THENCE RUN S 89 DEGREES 58' 56” W ALONG THE SOUTH LINE OF A ROADWAY EASEMENT 60 FEET WIDE FOR 338.78 FEET; THENCE RUN IN A NORTHERLY DIRECTION IN A STRAIGHT LINE 30 FEET MORE OR LESS TO THE POINT OF BEGINNING. TOGETHER WITH THE HEREIN DESCRIBED ROADWAY EASEMENT 60 FEET SIDE AND TOGETHER WITH AN EASEMENT OVER A 30 FOOT PORTION OF THE 60 FOOT WIDE ROADWAY EASEMENT LYING 30 FEET WEST OF AND CONTIGUOUS TO THE WEST LINE OF THE HEREIN DESCRIBED PARCEL. SUBJECT TO A ROADWAY EASEMENT 60 FEET WIDE OVER THE SOUTH 60 FEET OF THE HEREIN DESCRIBED PARCEL. SUBJECT TO A PORTION OF A ROADWAY EASEMENT OVER THE WEST 30 FEET OF THE HEREIN DESCRIBED PARCEL.

IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
