NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered September 12, 2022 in Civil Case No. 58-2022-CA-001070 NC of the Circuit Court of the TWELFTH JUDICIAL CIRCUIT in and for Sarasota County, Sarasota, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE OF LSF11 MASTER PARTICIPATION TRUST is Plaintiff and Calvin M Smith, et al., are Defendants, the Clerk of Court, KAREN E. RUSHING, will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 5th day of April, 2023 at 9:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 152 Ridgewood Estates, 15th Addition, as per plat thereof recorded in Plat Book 19, page 28, of the Public Records of Sarasota County, Florida. Less and Except: A PARCEL OR TRACT OF LAND BEING A PORTION OF LOT 152, RIDGEWOOD ESTATES, 15TH ADDITION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 19, PAGE 28, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA. SAID LANDS BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:COMMENCE AT THE POINT OF BEGINNING BEING THE INTERSECTION OF THE EXISTING WESTERLY RIGHT-OF-WAY LINE OF HONORE AVENUE (RIGHT-OF-WAY WIDTH VARIES) AND THE SOUTHEAST CORNER OF SAID LOT 152; THENCE ALONG THE SOUTHERLY LOT UNE OF SAID LOT 152 NORTH 89 DEGREES 02 MINUTES 25 SECONDS WEST A DISTANCE OF 2.00 FEET; THENCE NORTH 01 DEGREES 34 MINUTES 18 SECONDS EAST A DISTANCE OF 71.00 FEET TO THE NORTHERLY LOT LINE OF SAID LOT 152; THENCE ALONG SAID LINE SOUTH 89 DEGREES 02 MINUTES 25 SECONDS EAST A DISTANCE OF 2.00 FEET TO THE WESTERLY EXISTING RIGHT-OF-WAY LINE OF SAID HONORE AVENUE; THENCE ALONG SAID LINE SOUTH 01 DEGREES 34 MINUTES 18 SECONDS WEST A DISTANCE OF 71.00 FEET TO THE POINT OF BEGINNING.SAID LANDS CONTAINING 141.99 SQUARE FEET MORE OR LESS. TOGETHER WITH AND SUBJECT TO: A 5.00 FOOT AND A 8.00 FOOT UTIUTY AND DRAINAGE EASEMENT PER SAID PLAT. THE SQUARE FOOTAGE OF SAID EASEMENT LYING WITHIN THE PARCEL TO BE ACQUIRED CONTAINS 141.99 SQUARE FEET MORE OR LESS.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
