NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed April 13, 2023 and entered in Case No. 2022CA002752000000, of the Circuit Court of the 10th Judicial Circuit in and for POLK County, Florida, wherein COLONIAL SAVINGS, F.A. is Plaintiff and JESSE HILL; MICHELLE N. KARNES; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. STACY M. BUTTERFIELD, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.POLK.REALFORECLOSE.COM, at 10:00 A.M., on May 30, 2023, the following described property as set forth in said Final Judgment, to wit:
BEING A PARCEL IN A TRACT OF LAND IN THE NORTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 1, TOWNSHIP 30 SOUTH, RANGE 23 EAST, MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT WHICH IS THE SOUTHWEST CORNER OF SAID NORTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 1, TOWNSHIP 30 SOUTH, RANGE 23 EAST, AND RUNNING NORTH ALONG THE HALF SECTION LINE A DISTANCE OF 150 FEET, THENCE EAST 118 FEET, THENCE SOUTH 150 FEET, THENCE WEST 118 FEET TO THE POINT OF BEGINNING, LESS AND EXCEPT A STRIP OF LAND 18 FEET WIDE ALONG THE WEST SIDE WHICH IS RESERVED FOR ONE SIDE OF A PUBLIC ROAD, ALL LYING AND BEING IN POLK COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
