Beginning at a point found by measuring from the Southeast corner of LOT 601, WILLOW GREENS PHASE II A, as recorded in PLAT BOOK 115, PAGE 5, of the public records of Pinellas County, Florida, S. 00° 43' 28'' W., along the west line of an existing INGRESS/EGRESS, DRAINAGE & UTILITY EASEMENT, 15.00 feet, to the south line of said Easement in PHASE II A; Thence S. 89° 16' 32'' E., along said south line 12.00 feet to the CENTERLINE of said Easement and the abovementioned point of beginning; Thence S. 00° 43' 28'' W., along the Centerline of the proposed easement 75.69 feet, to the Point of Curve; Thence 46.89 feet along the arc of a curve to the left concave to the northeast, having a radius of 30.00 feet, a chord of 42.26 feet bearing S. 44° 03' 12'' E. to the Point of Tangent, said point being 12.00 feet North of Proposed Lot 408; Thence S. 88° 49' 52'' E., 163.00 feet to the Point of Termination of said INGRESS/EGRESS, DRAINAGE & UTILITY EASEMENT, in Proposed PHASE II B, said point being just west of a City of Largo Utility Easement and just North of Proposed Lot 401.
