NOTICE IS HEREBY GIVEN that pursuant to a CONSENT FINAL JUDGMENT OF FORECLOSURE dated April 24, 2023, entered in Civil Action Case Number: 22-005522-CI, in and for Pinellas County, wherein Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein HMS GROUP SOLUTIONS, LLC, A FLORIDA LIMITED LIABILITY COMPANY D/B/A BAY STREET INN; GUERRILLA MARKETING AGENCY, LLC, A FLORIDA LIMITED LIABILITY COMPANY; WENDY STEVENS, CONVERT CONNECTIONS, LLC, A FLORIDA LIMITED LIABILITY COMPANY, DOGEVITY PET PRODUCTS, LLC, A FLORIDA LIMITED LIABILITY COMPANY, AND CHRISTINA KENNEY; and all unknown parties claiming by, through or under or against the above named Defendants, who are not known to be dead or alive, whether said unknown parties claim as heirs, devisees, grantees, assignees, lienors, creditors, trustees, spouses or other claimants, are named Defendants, KEN BURKE , Clerk of the above entitled Court, shall sell the property described herein and in the Consent Final Judgment on-line on May 31, 2023 at 10:00 a.m. (Eastern Time) at www.pinellas.realforeclose.com the highest bidder, or bidders, for cash, after giving notice as required by Section 45.031, Florida Statue, to -Wit:

The date of the sale as described in the Final Judgment or on any other court order rescheduling said sale remains unchanged. All other provisions of the Final Judgment or any other court order rescheduling the sale shall remain in full force and effect.
ANY PERSON CLAIMING AND INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER, AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
