NOTICE IS HEREBY GIVEN pursuant to an Order on Motion to Reset Foreclosure Sale dated the 11th day of April 2023, and entered in Case No. 19003691CI, of the Circuit Court of the 6TH Judicial Circuit in and for PINELLAS County, Florida, wherein U.S. BANK TRUST, N.A., AS TRUSTEE FOR LSRMF MH MASTER PARTICIPATION TRUST II is the Plaintiff and WILLIAM NEWT HUDSON TARPON LANDINGS HOMEOWNERS ASSOCIATION, INC CHARLES R. NORTHRUP UNKNOWN SPOUSE OF WILLIAM NEWT HUDSON UNKNOWN TENANT; and IN POSSESSION OF THE SUBJECT PROPERTY are defendants. KEN BURKE as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash, on the 8th day of June 2023, at 10:00 AM on PINELLAS County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
THAT PART OF LOT 160 IN SECTION 8, TOWNSHIP 27 SOUTH, RANGE 16 EAST, OF TAMPA & TARPON SPRINGS LAND COMPANY SUBDIVISION, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 116, PUBLIC RECORDS OF HILLSBOROUGH COUNTY FLORIDA, OF WHICH PINELLAS COUNTY WAS FORMERLY A PART, DESCRIBED AS FOLLOWS:
BEGINNING ON THE SOUTHERLY BOUNDARY OF KEYSTONE ROAD AT A POINT 116.35 FEET SOUTH OF AND 419.58 FEET EAST OF THE NORTHWEST CORNER OF THE SOUTHEAST QUARTER OF SAID SECTION 8; THENCE NORTHEASTERLY ALONG SAID SOUTHERLY BOUNDARY A CHORD DISTANCE OF 60 FEET, MORE OR LESS, TO THE MOST WESTERLY CORNER OF THAT TRACT OF LAND CONVEYED TO HAROLD M. HAYDEN, ET UX, BY DEED RECORDED IN O.R. BOOK 907, PAGE 562, (CLERK'S INSTRUMENT NO. 712592A), PINELLAS COUNTY RECORDS; THENCE SOUTH 17° 50' EAST 192 FEET MORE OR LESS ALONG THE WESTERLY BOUNDARY OF SAID TRACT TO THE WATERS OF LAKE TARPON; THENCE MEANDER THE WATERS OF LAKE TARPON 45 FEET MORE OR LESS TO A POINT WHICH BEARS SOUTH 21°21'42” EAST FROM THE POINT OF BEGINNING; THENCE NORTH 21°21'42” WEST 183.70 FEET MORE OR LESS TO THE POINT OF BEGINNING.
TOGETHER WITH ANY AND ALL RIPARIAN RIGHTS APPERTAINING THERETO.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
