NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 28, 2022, and entered in 20-000379-CI of the Circuit Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2006-15 is the Plaintiff and CALVIN NISLY; ORPHA NISLY; ROBERT D. DICKSON; WOODGATE III HOMEOWNERS ASSOCIATION, INC.; FLORIDA OUTDOOR EQUIPMENT, INC.; UNITED STATES OF AMERICA, DEPARTMENT OF THE TREASURY- INTERNAL REVENUE SERVICE are the Defendant(s). Ken Burke as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.pinellas.realforeclose.com, at 10:00 AM, on June 28, 2023, the following described property as set forth in said Final Judgment, to wit:
LOT 112, WOODGATE OF COUNTRYSIDE UNIT THREE, ACCORDING TO PLAT THEREOF RECORDED IN PLAT BOOK 72, PAGES 96 AND 97, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim in accordance with Florida Statutes, Section 45.031.
