Notice is hereby given pursuant to a Final Summary Judgment of Foreclosure filed the 14th day of November, 2023, in the County Court of the Twentieth Judicial Circuit in and for Lee County, Florida in Case No. 23-CC-4507, wherein GULF WATERS RV HOMEOWNER'S ASSOCIATION, INC. is the Plaintiff and KATHLEEN L. SMITH, FRANKLIN T. WINSHIP, IF LIVING AND IF DEAD, THE UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST FRANKLIN T. WINSHIP and THE UNKNOWN SPOUSE OF FRANKLIN T. WINSHIP are the Defendants. That I will sell to the highest and best bidder for cash beginning at 9:00 AM at www.lee.realforeclose.com in accordance with Chapter 45, Florida Statutes, on DECEMBER 15, 2023 the following described property as set forth in said Final Summary Judgment of Foreclosure, to-wit:

Lot 724, GULF WATERS RV RESORT, a subdivision according to the plat thereof on file and recorded in Plat Book 76, Pages 53 through 57, inclusive, of the Public Records of Lee County, Florida.
Together with an easement for ingress, egress and utility purposes over and across the following described property:
PARCEL B:
A parcel of land in Section 7, Township 46 South, Range 24 East; thence run S 89°03'53” W along the North line of the Northeast Quarter (NE 1/4) of said Section 7 for 1342.55 feet to the Northwest corner of the East Half (E 1/2) of the Northeast Quarter (NE 1/4) of said Section 7; thence run S 01°13'51” E along the West line of the East Half (E 1/2) of said Northeast Quarter (NE 1/4) for 473.88 feet to an intersection with a line parallel with and 20.00 feet North of as measured at right angles to the North line of that certain parcel of land described as Parcel 1 in Official Records Book 2074 at Page 4358 of the Public Records of Lee County, Florida, and the Point of Beginning of the herein described parcel of land; thence continue S 01°13'51” E for 40.00 feet to an intersection with a line parallel with and 20.00 feet South of as measured at right angles to the North line of said Parcel 1; thence run N 89°02'34” E along said parallel line for 1314.26 feet to an intersection with the West right-of-way line of Pine Ridge Road; thence run N 01°45'22” W along said right-of-way line for 40.00 feet; thence run S 89°02'34” W for 1314.26 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Florida Statutes, Section 45.031 before the Clerk reports the surplus as unclaimed.
