NOTICE IS HEREBY GIVEN that pursuant to the Summary Final Judgment of Mortgage Foreclosure dated October 9, 2023, and entered in Case No. 2023-CA-004411 of the Circuit Court of the TENTH Judicial Circuit, in and for Polk County, Florida, in which FLORENCE SHERWOOD is plaintiff, and EMER ANN FARRELLY, UNKNOWN TENANT #1, and UNKNOWN TENANT #2, are defendants, Stacy M. Butterfield, as Clerk of the Court, will sell at public sale to the highest and best bidder for cash at www.polk.realforeclose.com, at 10:00 AM on November 14, 2023, in accordance with Section 45.031 of the Florida Statutes, the following-described real property as set forth in said Final Judgment, to wit:
Lot 36, POSSUM TROT, PHASE TWO, according to the map or plat thereof, as recorded in Plat Book 80, Page(s) 38, of the Public Records of Polk County, Florida.

Any person claiming an interest in the surplus from the sale, is any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Section 45.031, Florida Statutes.
