NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated 10/02/2023, and entered in Case No. 2022-CA-001437 of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida wherein WILMINGTON SAVINGS FUND SOCIETY, FSB AS TRUSTEE OF WV 2017-1 GRANTOR TRUST, is the Plaintiff and THE UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH UNDER OR AGAINST FLORENCE L. MILLER, DECEASED; THE FOUNDATION OF PELICAN MARSH, INC.; KAREN TREMBLEY A/K/A KAREN SUZANNE TREMBLEY; JULIE KRONINGER; JEANE MATT; JOHN DENNIS TREMBLEY A/K/A JOHN TREMBLEY; MONICA NORDBY; MICHELLE OKADA; TERESA HORNBUCKLE; TIMOTHY JOSEPH TREMBLEY, JR., A/K/A T.J. Kinzel, Clerk of Court, will sell to the highest and best bidder for cash at 1st Floor Atrium, 3315 Tamiami Trail East, Ste. 102, Naples, FL 34112 at 11:00 a.m. on November 9, 2023 the following described property set forth in said Final Judgment, to wit:
Building No. 28, Unit No. 101, Egret's Walk at Pelican Marsh IV, a Condominium, according to the Declaration of Condominium recorded in Official Record Book 2161, Page 282, and as amended, Public Records of Collier County, Florida
Commonly known as: 1211 Egrets Landing, #101, Naples, FL 34108
Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
