NOTICE OF SALE IS HEREBY GIVEN pursuant to the Order on Plaintiff's Motion to Reset Foreclosure Sale entered on October 23, 2023, in Case No. 22-CA-004828 of the Circuit Court of the Twentieth Judicial Circuit, in and for Lee County, Florida, wherein Groundfloor Real Estate 1, LLC, is Plaintiff, and United Acquisitions LLC, as Defendant, the Office of Kevin Karnes, Lee County Clerk of the Court, will sell to the highest and best bidder for cash online at www.lee. realforeclose.com, beginning at 9:00 A.M. on the 29th day of November 2023, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
BEGINNING AT THE SOUTHEAST CORNER OF SECTION 32, TOWNSHIP 47 SOUTH, RANGE 25 EAST, RUN WEST ALONG THE SOUTH LINE OF SAID SECTION FOR 600 FEET TO THE EAST LINE OF IMPERIAL RIVER ROAD (A 130 FOOT WIDE ROAD); THENCE NORTH 50 FEET TO THE NORTH LINE OF BONITA BEACH ROAD; THENCE CONTINUE ON THE SAME COURSE FOR 1418.5 FEET TO THE POINT OF BEGINNING OF THE LAND HEREIN CONVEYED; THENCE CONTINUE ON THE SAME COURSE ALONG THE EAST LINE OF IMPERIAL RIVER ROAD FOR 200 FEET TO THE SOUTH LINE OF A 100 FOOT WIDE ROAD (TARPON AVENUE); THENCE EAST ALONG SAID 100 FOOT WIDE ROAD FOR 75 FEET TO A CANAL, 30 FEET WIDE; THENCE SOUTH ALONG THE WEST LINE FO SAID CANAL FOR 200 FEET TO AN IRON PIN; THENCE WEST FOR 75 FEET TO THE POINT OF BEGINNING OF THE LAND HEREIN CONVEYED. TOGETHER WITH THE RIGHT OF INGRESS AND EGRESS OVER AND ALONG THE ROADS AND WATERWAYS MENTIONED IN THIS DESCRPITION.
LESS AND EXCEPT COMMENCING AT THE SOUTHEAST CORNER OF SECTION 32, TOWNSHIP 47 SOUTH, RANGE 25 EAST, LEE COUNTY, FLORIDA, RUN WEST ALONG THE SOUTH LINE OF SAID SECTION FOR 600 FEET TO THE EAST LINE OF IMPERIAL RIVER ROAD (130 FEET); THENCE NORTH 50 FEET TO THE NORTH LINE OF BONITA BEACH ROAD (100 FEET); THENCE CONTINUE ON THE SAME COURSE ALONG THE EAST LINE OF SAID IMPERIAL RIVER ROAD FOR 1518.5 FEET TO THE POINT OF BEGINNING; THENCE NORTH ALONG THE EAST LINE OF IMPERIAL RIVER ROAD FOR 100 FEET TO THE SOUTH LINEOF TARPON AVENUE (100 FEET); THENCE EAST ALONG THE SOUTH LINE OF TARPON AVENUE FOR 75 FEET TO A CANAL, 30 FEET WIDE; THENCE SOUTH ALONG SAID CANAL FOR 100 FEET TO AN IRON PIN; THENCE WEST 75 FEET TO THE POINT OF BEGINNING OF THE LAND HEREIN EXCEPTED.

Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
