Notice is hereby given pursuant to a Final Judgment of Foreclosure filed the 25th day of August, 2023 and entered in Case No. 2023000485CC in the County Court of the Twentieth Judicial Circuit in and for Charlotte County, Florida, wherein SANDHILL PINES CONDOMINIUM ASSOCIATION, INC., is the Plaintiff and MICHAEL DUFFY aka MICHAEL P. DUFFY, JR., UNKNOWN SPOUSE OF MICHAEL DUFFY aka MICHAEL P. DUFFY, JR., and SHAWN DUFFY are the Defendants. That I will sell to the highest and best bidder for cash beginning at 11:00 a.m. at www.charlotte.realforeclose.com in accordance with Chapter 45, Florida Statutes, on WEDNESDAY SEPTEMBER 27, 2023 the following described property as set forth in said Final Summary Judgment of Foreclosure, to-wit:
UNIT NO. 133B, SANDHILL PINES CONDOMINIUM, a Condominium according to the Declaration of Condominium thereof, recorded in O.R. Book 677, Page 1619, and all amendments thereto, and defined in the survey, plot plat and graphic description Condominium Plat Book 3, Pages 31A through 31H and amended in Condominium Plat Book 3, Pages 34A through 34H, of the Public Records of Charlotte County, Florida, together with an undivided interest in the common elements appurtenant thereto
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Florida Statutes, Section 45.031 before the Clerk reports the surplus as unclaimed.
