NOTICE IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure and Default of Promissory Note signed on August 25, 2023 in Civil Case Number 2021-CA-009321-O of the Circuit Court of the Ninth Judicial Circuit in and for Orange County, Florida wherein TRINITY FINANCIAL SERVICES, LLC is the Plaintiff and MARCOS CRUZ; ORANGE COUNTY CODE ENFORCEMENT DIVISION; COUNTRY RUN COMMUNITY ASSOCIATION, INC.; COUNTRY RUN HOMEOWNER'S ASSOCIATION, INC.; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSE, HEIRS, HEIRS OF THE NAMED DEFENDANTS, DEVISEES, GRANTEES, BENEFICIARIES OR OTHER CLAIMANTS are the Defendants, Tiffany Moore Russell, the Orange County Clerk of Courts, will sell to the highest and best bidder for cash beginning at 11:00 a.m. EST on October 10, 2023 by online auction at www.myorangeclerk.realforeclose.com after having first given notice as required by Section 45.031, Florida Statutes in accordance with Chapter 45, Florida Statutes, the following described property in Orange County, Florida, as set forth in the Final Judgment of Mortgage Foreclosure and Default of Promissory Note, to wit:
