NOTICE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Foreclosure dated February 23, 2024 (the “Judgment”), and the Order Staying Sale, Resetting Sale and Providing for Cost Deposit dated March 22, 2024, entered in Civil Case No. 2023 CA 006795 NC, Circuit Court in and for Sarasota, County, Florida, wherein Cory Phillips and Kristen Phillips are collectively the Plaintiff, and Klyque L. Atkins, is a Defendant, and Any and All Unknown Tenants or Parties in Possession; and Any and All Unknown Parties Claiming Interests by, through, under or against a Named Defendant to this action, or having or claiming to have any right title, or interest in the property described herein, are defaulted Defendants, that on April 23, 2024, the clerk will sell to the highest and best bidder for cash in or at the Clerk's website for on-line auctions www.sarasota.realforeclose.com at 9:00 a.m. the following described property as set forth in the Uniform Final Judgment of Mortgage Foreclosure, to wit:

The South 1/2 of the SE 1/4 of NW 1/4 of NE 1/4 of Section 15, Township 36 South, Range 18East, Sarasota County, Florida. LESS the West 60 feet thereof;
AND LESS, Lands described in Warranty Deed from Betty Lou Crockett, single and Charles T. Devine, Jr. and Cindy S. Devine, husband and wife recorded in OR Book 1998 Page 538, Public Records of Sarasota County, Florida.

Together with a non-exclusive easement for ingress and egress over the South 25 feet of the West 60 feet of the S 1/2 of the SE 1/4 of the NW 1/4 of the NE 1/4 of Section 15, Township 36 South, Range 18 East, Sarasota County, Florida.
