NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated April 11, 2024, and entered in Case No. 2023 31865 CICI of the Circuit Court of the 7TH Judicial Circuit in and for Volusia County, Florida, wherein HSBC BANK USA, N.A., AS INDENTURE TRUSTEE FOR THE REGISTERED NOTEHOLDERS OF RENAISSANCE HOME EQUITY LOAN ASSET-BACKED NOTES, SERIES 2005-2, is Plaintiff and THEO COX; UNKNOWN SPOUSE OF THEO COX; CITY OF DAYTONA BEACH, FLORIDA, are Defendants, the Office of the Clerk, Volusia County Clerk of the Court will sell via online auction at www.volusia.realforeclose.com at 11:00 a.m. on the 22nd day of May, 2024, the following described property as set forth in said Final Judgment, to wit:
ALL THAT PARCEL OF LAND IN VOLUSIA COUNTY, STATE OF FLORIDA, AS MORE FULLY DESCRIBED IN DEED BOOK 5076, PAGE 2986, ID# 3296915, BEING KNOWN AND DESIGNATED AS LOT 3 AND 4, BLOCK 8, DAYTONA GARDENS PLAT NO. 2, FILED IN PLAT BOOK 6, PAGE 37.
Property Address: 857 Magnolia Avenue, Daytona Beach, Florida 32114
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
