NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Mortgage Foreclosure dated April 04, 2024 entered in Civil Case No. 2023CA006010000000 of the Circuit Court of the 10TH Judicial Circuit in and for Polk County, Florida, wherein PENNYMAC LOAN SERVICES, LLC is Plaintiff and TREVOR COLDIRON, et al, are Defendants. The Clerk, STACY M. BUTTERFIELD, CPA, shall sell to the highest and best bidder for cash at Polk County's On-Line Public Auction website: https://www.polk.realforeclose.com, at 10:00 AM on May 21, 2024, in accordance with Chapter 45, Florida Statutes, the following described property located in POLK County, Florida, as set forth in said Final Judgment of Mortgage Foreclosure to-wit:
THE SOUTH 1/2 OF TRACT 5, UNRECORDED MARCUM ACRES, MORE PARTICULARLY DESCRIBED AS: THE SOUTH 130.0 FEET OF THE NORTH 1992.0 FEET OF THE EAST 334.5 FEET OF THE EAST 1/2 OF THE SOUTHWEST 1/4 OF SECTION 13, TOWNSHIP 27 SOUTH, RANGE 23 EAST, PUBLIC RECORDS OF POLK COUNTY, FLORIDA, LESS AND EXCEPT THE WEST 25.0 FEET FOR ROAD RIGHT-OF-WAY ALSO SUBJECT TO A UTILITY EASEMENT ACROSS THE EAST 7.5 FEET THEREOF.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed. The court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
