NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on July 18, 2023 in Civil Case No. 19-CA-004429 , of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein, LAKEVIEW LOAN SERVICING, LLC. is the Plaintiff, and JEFFERY THWAITES; AMBER THWAITES; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.
The Clerk of the Court, Cindy Stuart will sell to the highest bidder for cash at www.hillsborough.realforeclose.com on May 14, 2024 at 10:00:00 AM EST the following described real property as set forth in said Final Judgment, to wit:
PARCEL 1: THE SOUTH 80 FEET OF THE NORTH 420 FEET OF THE WEST 85 FEET OF THE SOUTHEAST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 27, TOWNSHIP 27 SOUTH, RANGE 17 EAST, HILLSBOROUGH COUNTY, FLORIDA.
AND
PARCEL 2: THE SOUTH 80 FEET OF THE NORTH 420 FEET OF THE EAST 250 FEET OF THE SOUTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 27, TOWNSHIP 27 SOUTH, RANGE 17 EAST, HILLSBOROUGH COUNTY, FLORIDA.
TOGETHER WITH A PERPETUAL EASEMENT AND RIGHT OF WAY FOR INGRESS AND EGRESS AND PUBLIC UTILITIES IN COMMON WITH OTHERS WITHIN A 30 FOOT WIDE STRIP OR PARCEL OF LAND LYING AND BEING IN HILLSBOROUGH COUNTY, FLORIDA, THE CENTERLINE OF SAID STRIP OR PARCEL BEING DESCRIBED AS FOLLOWS: BEGINNING FOR SAID CENTERLINE AT THE POINT OF INTERSECTION OF THE LINE 15 FEET EAST OF AND PARALLEL WITH THE WESTERLY BOUNDARY OF THE NE 1/4 OF THE NW 1/4 OF SECTION 34, TOWNSHIP 27 SOUTH, RANGE 17 EAST, NORTHERLY RIGHT OF WAY LINE OF RACE TRACK ROAD AND RUNNING THENCE IN A NORTHERLY DIRECTION TO INTERSECT THE NORTHERLY BOUNDARY OF THE AFORESAID NE 1/4 OF THE NW 1/4; THENCE CONTINUING IN A NORTHERLY DIRECTION ALONG A LINE 15 FEET EAST OF AND PARALLEL WITH THE WESTERLY BOUNDARY OF THE SE 1/4 OF THE SW 1/4 OF SECTION 27, TOWNSHIP 27 SOUTH, RANGE 17 EAST TO A POINT 15 FEET SOUTHERLY OF THE
SOUTHERLY SHORE LINE OF CHURCH LAKE; THENCE MEANDERING WITH AND 15 FEET EASTERLY OF THE EASTERLY SHORE LINE OF AFORESAID CHURCH LAKE IN A NORTHERLY DIRECTION TO INTERSECT A LINE 100 FEET EASTERLY OF AND PARALLEL WITH AFORESAID WESTERLY BOUNDARY OF THE SE 1/4 OF THE SW 1/4; THENCE IN A NORTHERLY DIRECTION WITH SAID LINE, TO INTERSECT THE NORTHERLY BOUNDARY OF THE AFORESAID SE 1/4 OF THE SW 1/4 FOR THE TERMINAL POINT OF CENTERLINE.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
