NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated July 19, 2024, and entered in Case No. 532023CA006465000000 of the Circuit Court in and for Polk County, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING is Plaintiff and DAFFNE ELIZABETH CRUZ; AYLA BOSCARINO-CRUZ; OAKWOOD COMMUNITY ASSOCIATION, INC.; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, STACY M. FROM THE NE CORNER OF LOT 57, AS THE POINT OF BEGINNING, RUN THENCE SOUTH 39 DEGREES 29' 26” EAST, 167.13 FEET; THENCE SOUTH 49 DEGREES 45' 00” WEST, 192.55 FEET; THENCE NORTH 40 DEGREES 33' 38” WEST, 66.49 FEET; THENCE NORTH 59 DEGREES 34' 42” EAST, 66.93 FEET; THENCE NORTH 00 DEGREES 16' 04” EAST, 141.12 FEET; THENCE NORTH 15 DEGREES 43' 38” WEST, 21.97 FEET TO THE COMMON CORNER OF LOTS 56 AND 57, AND THE P.C. OF A CURVE HAVING A RADIUS OF 50 FEET AND A DELTA OF 37 DEGREES 34' 16”, RUN THENCE ON A CHORD BEARING OF NORTH 77 DEGREES 55' 19” EAST, A CHORD DISTANCE OF 32.20 FEET AND AN ARC DISTANCE OF 32.79 FEET TO THE NE CORNER OF LOT 57 BEING THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED. THE COURT, IN ITS DESCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
