NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Uniform Final Judgment of Mortgage Foreclosure dated April 18, 2024 and an Order Granting Plaintiff's Motion to Reset Foreclosure Sale dated August 20, 2024, issued in and for Hillsborough County, Florida, in Case No. 23-CA-014775, wherein US BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR VRMTG ASSET TRUST is the Plaintiff, and JAMES PRESTON SYSK, CITIBANK, NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO CITIBANK (SOUTH DAKOTA), N.A. and AMERICAN SURETY COMPANY are the Defendants.

LESS TRACT DESCRIBED AS BEGINNING 954 FEET WEST AND 317.88 FEET SOUTH OF THE NE CORNER OF THE NW 1/4 OF THE NE 1/4 AND RUNNING NORTH 107.88 FEET, EAST 324, SOUTH 361 FEET TO THE NORTHERLY RIGHT OF WAY LINE OF ROAD, SOUTHWESTERLY ALONG ROAD 125 FEET AND NORTHWESTERLY 389.74 FEET TO THE POB, ALL LYING AND BEING IN SECTION 19, TOWNSHIP 28 SOUTH, RANGE 20 EAST,HILLSBOROUGH COUNTY, FLORIDA.
