NOTICE IS HEREBY GIVEN pursuant to a Final Judgment in Mortgage Foreclosure dated November 8, 2024, and entered in Case No. 11-2024-CA-000840-0001-01, of the Circuit Court of the Twentieth Judicial Circuit in and for COLLIER County, Florida. DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR AMERIQUEST MORTGAGE SECURITIES INC., ASSET-BACKED PASS-THROUGH CERTIFICATES, SERIES 2006-R1 (hereafter “Plaintiff”), is Plaintiff and FLAVIO GUZMAN; MARTHA L. GUZMAN; NEWSPRING ACCEPTANCE CORPORATION; GOODLEAP, LLC; are defendants. Crystal K. Kinzel, Clerk of the Circuit Court for COLLIER, County Florida will sell to the highest and best bidder for cash In the Lobby on the Third FLOOR of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112, at 11:00 a.m., on the 9TH day of JANUARY, 2025, the following described property as set forth in said Final Judgment, to wit:
LOT 3, BLOCK 3, OF NAPLES MANOR ANNEX, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 01, PAGE 110 OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
