NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment of Foreclosure dated January 22, 2024, and entered in Case No. 23-002428-CO of the County Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein Melody Gardens Resident Owned Community, Inc., a Florida not-for-profit corporation, is the Plaintiff and Steven M. Flanagan, A/K/A Steven Mack Flanagan, Unknown Spouse, Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, And All Other Parties Claiming An Interest By, Through, Under Or Against The Estate Of Steven M. Flanagan, Deceased, Paige Brianne Flanagan, Individually, Any And All Unknown Persons In Possession, Wilfred Landry, Agnes C. Landry, Individuals, The Independent Savings Plan Company, A Florida Corporation, And Westgate Park Corp., a Florida corporation, are the Defendants, the Clerk of said Court will sell to the highest and best bidder for cash at www.pinellas.realforeclose.com at 10:00 a.m., on March 14, 2024, the following described property as set forth in said Final Judgment, to wit:
Unit 114, Melody Gardens Resident Owned Community, Inc., a residential cooperative, according to Exhibit “B” (Plot Plan) of the Declaration of Master Form Proprietary Lease recorded in O.R. Book 7804, Page 774, and that certain Memorandum of Proprietary Lease in O.R. Book 12948, Page 2304, as assigned to Steven M. Flanagan by that certain Assignment of Occupancy Agreement / Proprietary Lease recorded in O.R. Book 18703, Page 1770, all of the Public Records of Pinellas County, Florida,
commonly known as 7803 - 46th Ave. N., Lot 114, St. Petersburg, FL 33709

TOGETHER WITH any equity owned in said unit or any assets of MELODY GARDENS RESIDENT OWNED COMMUNITY, INC., including any interest in any Membership Certificate in MELODY GARDENS RESIDENT OWNED COMMUNITY, INC., and any other incident of ownership arising therefrom, and including one (1) 1971 mobile home, VIN 441373, Title number 4571340, and Real Property Decal number 12159016, with all attachments, additions, furniture, fixtures, air conditioning/heating units attached to or made a part of the mobile home now owned or hereafter at any time made or acquired, together with all rights and privileges appurtenant thereto.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the Clerk reports the surplus as unclaimed.
