NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Lien Foreclosure dated February 13, 2024, and entered in 2011CC003613AX of the County Court of the TWELFTH Judicial Circuit in and for Manatee County, Florida, wherein HERITAGE VILLAGE WEST CONDOMINIUM ASSOCIATION, INC., a Florida Not-for-Profit Corporation, is the Plaintiff and UNKNOWN PERSONAL REPRESENTATIVE, SPOUSE, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHER PARTIES CLAIMING BY, THOUGH UNDER, OR AGAINST THE ESTATE OF AL KATZ, DECEASED, AND ALL UNKNOWN PERSONS OR PARTIES HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE, OR OTHER INTEREST IN THE PROPERTY LOCATED AT 4102 66TH STREET CIRCLE WEST IN HERITAGE VILLAGE WEST CONDOMINIUM PHASE I; UNKNOWN TENANT 1 AND UNKNOWN TENANT 2 are the Defendant(s). Angelina Colonneso, as the Clerk of County Court, will sell to the highest and best bidder for cash at www.manatee.realforeclose.com, at 11 :00 AM, on March 27, 2024, the following described property as set forth in said Final Judgment, to wit:
Unit 4102, Building 25, HERITAGE VILLAGE WEST CONDOMINIUM, a Condominium, according to The Declaration of Condominium recorded in Official Records Book 1041, Page 1892 and all exhibits and amendments thereof, and recorded in Condominium Plat Book 14, Page 1, as amended, Public Records of Manatee County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim in accordance with Florida Statutes, Section 45.031.
