NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Uniform Final Judgment of Mortgage Foreclosure dated December 26, 2023 issued in and for Sarasota County, Florida, in Case No. 2023-CA-000554 NC, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE FOR LB-IGLOO SERIES IV TRUST is the Plaintiff, and NICHOLAS J. CONTOS, NOTTINGHAM HOMEOWNERS ASSOCIATION, INC., UNKNOWN TENANT #1 N/K/A ARTAVIOUS CURRY and UNKNOWN TENANT #2 N/K/A SAVANNAH STARR are the Defendants.
The Clerk of the Court, KAREN RUSHING, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on February 21, 2024, at electronic sale beginning at 9:00am, at www.sarasota.realforeclose.com the following-described real property as set forth in said Uniform Final Judgment of Mortgage Foreclosure, to wit:
LOT 35, NOTTINGHAM, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 27, PAGE 9, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Property Address: 4220 King Richard Court, Sarasota, FL 34232.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
