NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated June 28, 2024 and an Order Resetting Sale dated July 9, 2024 and entered in Case No. 2024 CA 000319 of the Circuit Court in and for Manatee County, Florida, wherein BRENDA CAYS is Plaintiff and 6006 MANATEE, LLC, a Florida Limited Liability Company, JOSEPH BENNETT, individually, and ALL OTHER UNKNOWN PERSONS OR TENANTS are Defendants, Angelina “Angel” Colonneso, Clerk of the Circuit Court, will sell to the highest and best bidder for cash website of www.manatee.realforeclose.com, 11:00 a.m., on August 21, 2024, the following described property as set forth in said Order or Final Judgment, to-wit:
BEGIN AT THE SE CORNER OF LOT 1 OF MIDWAY HEIGHTS SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 8, PAGE 59, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE GO EASTERLY ALONG THE NORTH LINE OF MANATEE AVENUE 100 FEET TO THE POINT OF BEGINNING; THENCE GO NORTHERLY 125 FEET PARALLEL TO THE WEST LINE OF LOT 1; THENCE GO WESTERLY 32.5 FEET ALONG THE SOUTH LINE OF LOT 2 OF SAID MIDWAY HEIGHTS TO THE SOUTHEAST CORNER THEREOF; THENCE GO NORTHERLY ALONG THE EAST LINE OF SAID LOT 2 AND ALSO LOT 3, A DISTANCE OF 100 FEET; THENCE GO EASTERLY PARALLEL TO THE SOUTH LINE OF LOT 2, A DISTANCE OF 116.5 FEET TO THE WEST LINE OF 60TH STREET WEST; THENCE GO SOUTHERLY ALONG THE WEST LINE OF SAID 60TH STREET WEST, 225 FEET TO A POINT ON THE NORTH LINE OF MANATEE AVENUE WEST, SAID POINT BEING 84 FEET EAST OF THE POINT OF BEGINNING; THENCE GO WESTERLY ALONG THE NORTH LINE OF MANATEE AVENUE WEST, 84 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED, THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
Pursuant to Florida Statute 45.031(2), this notice shall be published twice, once a week for two consecutive weeks, with the last publication being at least 5 days prior to the sale.
