SIMPKINS, and all other parties claiming by, through, under or against them; and all unknown natural persons, if alive and if not known to be dead or alive, their several and respective spouses, heirs, devisees, grantees, and creditors or other parties claiming by, through or under those unknown natural persons and their several unknown assigns, successors in interest, trustees, or any other persons claiming by, through, under or against any corporation or other legal entity named as a defendant; and all claimants, persons or parties natural or corporate whose exact status is unknown, claiming under any of the above named or described defendants or parties who are claiming to have any right, title or interest in and to the lands hereafter described Lee County, Florida:
The Eastern most twenty feet of a parcel of land in the Northwest Quarter of the Southeast Quarter of Section 7, Township 44 South, Range 22 East, Lee County, Florida, being more particularly described as follows:
Part of the Northwest Quarter of the Southeast Quarter of Section 7, Township 44 South, Range 22 East, Pine Island, Lee County, Florida, described as follows:
Commencing at the Northwest corner of the Northeast Quarter of the Southeast Quarter of said Section 7, being that point defined in paragraph 9 of the final judgment of Case 85-85-CA-WJN (RWP) of the Twentieth Judicial Court in and for Lee County, Florida; thence run S 00 degrees 29'06” E along the East line of the Northwest Quarter of the Southeast Quarter of said Section 7 for 162.19 feet to the centerline of Pineland Road as maintained and the point of beginning; thence continue S 00 degrees 29'06” E for 1137.89 feet; thence run S 89 degrees 13'54” W for 102.50 feet; thence run N 00 degrees 29'06” W for 1137.49 feet to the centerline of Pineland Road as maintained; thence run N 89 degrees 00'35” E along said centerline for 102.505 feet to the point of beginning.
Said tract contains 2.677 acres more or less and is subject to Easements, Restrictions and Reservations of record;
Bearings are based on the East line of the N.W. 1/4 of the S.E. 1/4 of Section 7 as being S 00 degrees 29'06” E.
YOU, AND EACH OF YOU, ARE HEREBY NOTIFIED that a suit to quiet title to the above described property has been filed against you and you are required to serve a copy of your written defenses, if any, to it on Charles C. Jones, II, Esquire, Plaintiff's Attorney, of the law firm of Jones, Haber & Rollings, whose address is 1633 SE 47th Terrace, Cape Coral, Florida 33904 and file the original with the Clerk of this Court on or before August 26, 2024; otherwise the allegations of the Complaint will be taken as confessed.
This Notice shall be published once a week for four consecutive weeks in Cape Coral, Florida.
