NOTICE OF SALE IS HEREBY GIVEN pursuant to the Order on Defendant's Emergency Motion to Cancel and Re-Schedule Foreclosure Sale entered on July 23, 2024, and the Final Judgment of Foreclosure entered on June 20, 2024, in Case No. 23-CA-010211 of the Circuit Court of the Eighth Judicial Circuit, in and for Lee County, Florida, wherein MATRIX FINANCIAL SERVICES CORPORATION, is Plaintiff, and JAMES D. ELSER and CYNDI ELSER, are Defendants, the Office of Kevin C. Karnes, Lee County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 9:00 a.m.. on-line at www.lee.realforeclose.com on the 26 day of September 2024, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOTS 20 AND 21, BLOCK 2355, CAPE CORAL, UNIT 36, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 16, PAGES 112 THROUGH 126, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
Also known as 205 NE 25th Street, Cape Coral, FL 33909
together with all existing or subsequently erected or affixed buildings, improvements and
fixtures.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Florida Statutes, Section 45.031.
