NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered May 09, 2024 in Civil Case No. 23-CA-013638 of the Circuit Court of the THIRTEENTH JUDICIAL CIRCUIT in and for Hillsborough County, Tampa, Florida, wherein MEB LOAN TRUST VI, U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE is Plaintiff and Edgar Rosario, et al., are Defendants, the Clerk of Court, CINDY STUART, will sell to the highest and best bidder for cash electronically at www.Hillsborough.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 8th day of July, 2024 at 10:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 72 and a portion of Lots 68, 69 and 71, ALMIMA, according to the map or plat thereof recorded in Plat Book 22, Page 81 of the Public Records of Hillsborough County, Florida, being more particularly described as follows:
Beginning at the Southwest corner of said Lot 72; thence North along the West boundary of said lots 71 and 72, a distance of 60.00 feet; thence North 88 degrees 44 minutes 51 seconds East, a distance of 45.86 feet to a point on the Easterly boundary of said Lot 71; thence South 20 degrees 44 minutes 26 seconds East, along the Easterly boundary of said Lot 71, a distance of 10.73 feet to the Southeast corner of said Lot 71; thence North 88 degrees 12 minutes 12 seconds East, a distance of 59.82 feet to a point on the Northeasterly boundary of said Lot 68; thence South 73 degrees 28 minutes 20 seconds East, a distance of 21.00 feet to the Easternmost corner of said Lot 68; thence South 24 degrees 03 minutes 56 seconds West, along the Southeasterly boundary of said Lot 68, a distance of 44.52 feet; thence South 83 degrees 44 minutes 32 seconds West, a distance of 43.29 feet to the Southeast corner of said Lot 72; thence South 88 degrees 44 minutes 51 seconds West, along the South boundary of said Lot 72, a distance of 68.40 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
