NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure (In Rem) dated May 28, 2024, entered in Civil Case No.: 23-CA-008555 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, wherein U.S. BANK TRUSTNATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNERTRUSTEE FOR GS MORTGAGE-BACKED SECURITIES TRUST 2022-RPL2, Plaintiff, and ESTATE OF COLLEEN A. ARCARIS A/K/A COLLEEN A. ARCARIS TROLLINGER, DECEASED; UNKNOWN HEIRS, DEVISEES, GRANTEES, ASSIGNEES, CREDITORS, LIENORS, TRUSTEES OF COLLEEN A. ARCARIS A/K/A COLLEEN A. ARCARIS TROLLINGER, DECEASED; JESSICA ANN SARGENT, SUCCESSOR TRUSTEE OF THE COLLEEN A. ARCARIS REVOCABLE LIVING TRUST U/A MAY 18, 2000; JESSICA ANN SARGENT; JAYNE A. HUTTON; ALL OTHER UNKNOWN PARTIES, including, if a named defendant is deceased, the personal representatives, the surviving spouse, heirs, devisees, grantees, creditors, and all other parties claiming, by, through, under or against that defendant, and all claimants, persons or parties, natural or corporate, or whose exact legal status is unknown, claiming under any of the above named or described defendants, are Defendants.
I will sell to the highest bidder for cash, at www.lee.realforeclose.com, at 9:00 AM, on the 27th day of June, 2024, the following described real property as set forth in said Judgment, to wit:
LOT 70, KREAMER'S AVOCADO, UNIT IV-A, AN UNRECORDED SUBDIVISION, LOCATED IN SECTION 31, TOWNSHIP 43 SOUTH, RANGE 22 EAST, LEE COUNTY, FL, MORE PARTICULARLY DESCRIBED AS FOLLOWS: THE WEST 131 FEET OF THE EAST 2294.86 FEET OF THE NORTH 167.59 FEET OF THE SOUTH 670.36 FEET OF THE SE 1/4 OF SECTION 31, TOWNSHIP 43 SOUTH, RANGE 22 EAST, IN PUBLIC RECORDS OF LEE COUNTY, FL. SUBJECT TO A 6 FOOT UTILITY EASEMENT ALONG THE NORTH SIDE AND A 30 FOOT EASEMENT ALONG THE SOUTH SIDE.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds.
