NOTICE IS HEREBY GIVEN that pursuant to the “Final Judgment of Foreclosure,” entered in Case No. 2023CC000642 on June 4, 2024, in the Sixth Judicial Circuit Court, in and for Pasco County, Florida, wherein FLA Pools, Inc., Plaintiff, and the Estate of Edward Rademaker, and the Unknown Heirs, Beneficiaries, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other who may claim an interest by, through, under or against Edward Rademaker, Deceased, or the Estate of Edward Rademaker, Deceased (collectively, the “Estate”), Lexington Oaks Of Pasco County Homeowners Association, a Florida corporation (the “HOA”), and Raheem Rademaker, an individual (“R. Rademaker”), collectively, the Defendants, will sell to the highest and best bidder for cash, the real property situated in Pasco County, Florida, described below to the highest bidder, for cash, www.pasco. realforeclose.com at 11:00 A.M. on the 3rd day of July 2024, the following described property as set forth in said Final Judgment, to wit:
Lot 68, Block 8, of LEXINGTON OAKS, PHASE 1, according to the Plat thereof, as recorded in Plat Book 36, Pages 57 through 75, inclusive, of the Public Records of Pasco County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
